The Best Roofing Materials for Long Island Homes

Long Island weather is not average. Nor'easters, salt air, ice, summer humidity, and the occasional tropical storm remnant all affect how roofing materials perform. Here is how every major roofing material holds up on LI, based on what we have seen over 1,850 installations.

Architectural Asphalt Shingles (The Standard)

Architectural shingles (also called dimensional or laminated shingles) are what goes on 75% of Long Island homes. They are the default for good reason.

What they are: Two or more layers of asphalt-coated fiberglass mat bonded together and embedded with ceramic granules. The layered construction creates shadow lines that mimic wood shake.

Top brands we install on LI:

  • GAF Timberline HDZ — Our default. 130 mph wind rating. LayerLock nailing zone. Lifetime limited warranty. The most installed shingle in North America.
  • CertainTeed Landmark Pro — Heavier shingle weight, Max Def color technology, 15-year algae resistance.
  • Owens Corning Duration — SureNail technology for wind resistance. Good color selection.

Lifespan on LI: 25-35 years with proper ventilation and installation. South-facing slopes may wear faster due to UV exposure. North-facing slopes may develop algae faster due to shade and moisture.

LI-specific performance: Architectural shingles handle Long Island weather well. The 130 mph wind rating exceeds what most nor'easters produce. The granule surface sheds rain efficiently. The main failure modes on LI are: improper installation (nails too high, no adhesive strip engagement), poor attic ventilation (causes premature aging), and ice dam damage on uninsulated cape cod dormers.

Cost: $12,500-$22,000 for a typical 2,000 sqft roof replacement.

Our recommendation: For most Long Island homeowners, architectural shingles are the right choice. They balance cost, performance, appearance, and lifespan better than any other material. If you are in your forever home and have the budget, consider metal. For everyone else, GAF Timberline HDZ is the answer.

Designer Shingles (The Premium Look)

Designer shingles are thicker, heavier, and more dimensional than standard architectural shingles. They are designed to mimic the appearance of natural wood shake, slate, or tile.

Top options:

  • GAF Grand Canyon — Wood shake appearance, oversized dimensions, bold shadow lines
  • CertainTeed Presidential Shake — Multi-layered for extreme depth, heavy weight
  • Owens Corning Berkshire — Natural slate appearance

Lifespan on LI: 30-40 years. The heavier construction and additional material layers extend the life beyond standard architectural.

LI-specific performance: Excellent wind resistance (most are rated 130+ mph). Heavier weight means better adhesion in coastal wind. The thicker profile handles impact better.

Cost: $22,000-$38,000 for a typical 2,000 sqft roof.

Our recommendation: Designer shingles make sense on premium homes where the roof is a significant visual element (custom colonials, Tudors, shingle-style homes on the North Shore). They do not make financial sense on a standard ranch or cape where the roof pitch is barely visible from the street.

Standing Seam Metal (The Lifetime Roof)

Standing seam metal is the premium choice for homeowners who want to install a roof once and never think about it again.

Materials: Steel (Galvalume coated), aluminum (for coastal/salt exposure), copper (for premium appearance).

Lifespan on LI: 40-60 years. Some copper roofs on Long Island estate homes have lasted 80+ years.

LI-specific performance: Outstanding. 140-160 mph wind rating. Class A fire resistance. Reflects solar heat (reduces cooling costs). Salt-air resistant when aluminum or copper is specified. No granule loss, no curling, no organic deterioration. The main considerations on LI are: noise during heavy rain (mitigated by solid decking and underlayment), thermal expansion (requires proper clip installation), and initial cost.

Cost: $18,000-$38,000 for a typical 2,000 sqft roof.

Our recommendation: If you plan to own the home for 15+ years and have the budget, standing seam metal is the best long-term value on Long Island. Over 30 years, it costs less than two rounds of shingles. For coastal homes with salt exposure, aluminum standing seam is the gold standard.

Flat Roof Membranes (For Low-Slope Sections)

Many Long Island homes have flat or low-slope sections: ranch additions, garage roofs, sunroom conversions, dormer flats.

TPO (Thermoplastic Polyolefin): White, reflective, heat-welded seams. 20-30 year lifespan. Our most-installed flat roof membrane. Best for energy efficiency and clean appearance.

EPDM (Rubber): Black, durable, cold-weather flexible. 20-25 year lifespan. Lower cost than TPO. Best for budget-conscious projects and cold-weather installations.

Modified Bitumen: Multi-layer torch or cold-adhesive system. 15-20 year lifespan. Most puncture-resistant. Best for roofs with HVAC equipment or regular foot traffic.

PVC: Chemical-resistant membrane. 25-30 year lifespan. Best for restaurants and commercial kitchens where grease vapors would damage TPO or EPDM.

Our recommendation for residential LI flat sections: TPO 60-mil. Best balance of cost, lifespan, and energy efficiency. For commercial with rooftop equipment, modified bitumen.

What We Do Not Recommend for Long Island

3-tab shingles. The flat, single-layer shingle that was standard in the 1980s and 1990s. Still available but inferior to architectural shingles in every metric: shorter lifespan, lower wind resistance, no dimensional appearance, shorter warranty. We will install them on request (flip projects, rental properties) but we always recommend architectural instead.

Wood shake. Real wood shake was popular on North Shore estate homes. It looks beautiful for 5-10 years and then requires constant maintenance (restaining, moss treatment, fire retardant application). On Long Island, with our humidity, salt air, and storm frequency, wood shake roofs are a maintenance headache. If you want the shake look, use designer shingles (GAF Grand Canyon).

Concrete and clay tile. Beautiful in Florida and California. Impractical on most Long Island homes because the framing was not designed for the weight (8-12 lbs/sqft vs 2-3 for shingles). Structural reinforcement would be required, making the total cost prohibitive.
