How to Know Your Roof Needs Replacing
Your roof is telling you if it needs replacing. Here are the signs we see on Long Island homes:
Age. Asphalt shingle roofs last 20-30 years on Long Island. If your roof was installed in the late 1990s or early 2000s, it is approaching or past its service life. We see a lot of 2001-2005 roofs right now that are at the end.
Granule loss. Open a gutter downspout. If you see a pile of black or gray granules, your shingles are shedding their protective layer. This accelerates UV damage and means the shingles are failing.
Curling or cracking. Walk across the street and look at your roof. If the shingle tabs are curling up at the edges, cupping in the middle, or cracking, the shingles have lost flexibility and will not survive the next storm.
Multiple leaks. One leak is usually a flashing issue. Three leaks in different locations means the membrane has failed systemically.
Sagging. If the roof deck is visibly sagging between rafters, there is a structural issue that repair cannot address.
Daylight in the attic. Go up to the attic on a sunny day. If you see pinpoints of light through the roof boards, moisture has been getting in and the deck may be compromised.

CertainTeed Landmark Pro
Our alternate premium pick. Heavier shingle weight, Max Def colors with more depth, and a 15-year algae resistance warranty. Some Long Island homeowners prefer the Landmark Pro color palette.
Designer Shingles
For homeowners who want a premium look: GAF Grand Canyon (wood shake appearance), CertainTeed Presidential Shake (slate appearance), Owens Corning Berkshire (deep shadow). These run 40-60% more than standard architectural shingles and look stunning on the right house.

- Full tear-off to the roof deck (we never overlay)
- Deck inspection — every sheet of plywood or OSB checked for soft spots, rot, and delamination

- Ice and water shield at eaves, valleys, around all penetrations, and along any roof-to-wall junction
- Synthetic underlayment on the remaining field
- Drip edge on all eaves and rakes
- Step flashing at every wall junction

What Your Replacement Looks Like, Day by Day
Day 0: Free inspection. Tom goes up on the roof, takes photos, measures, and gives you a written quote within 48 hours.
Day 1 on site: Dumpster dropped, tarps laid over landscaping and walkways, neighbors notified, tear-off begins. Most roofs are stripped to the deck by end of day 1.
Day 2: Deck inspection and replacement of any damaged sheets. Ice and water shield, underlayment, and drip edge installed. Flashing work begins.
Day 3: Shingle installation. Starter strip, field shingles, hip and ridge caps. This is the biggest day on most jobs.
Day 4: Cleanup, pipe boots, final flashing, vent installation, caulking. Tom walks the roof. Magnetic sweep of the yard, driveway, and street. Dumpster hauled. Warranty paperwork delivered.
Typical timeline: 2-4 working days for a standard residential replacement. Weather permitting. We do not install shingles in rain or on a wet deck.
